After three fruitful years after the PRC Real Estate Licensure Exam , It is now time to renew our license. Last January 21, 2014, PRC (Professional Regulation Commission) released a memorandum of Requirements for Renewal of License of Real Estate Practitioners. The following are;

1. A Certificate of Attendance to an accredited Continuing Professional Education (CPE) now called Continuing Professional Development (CPD)  program administered by an accredited provider; Provided, that CPE/CPD Programs taken not later than December 31,2013 shall be subject to the provision of PRB Resolution No. 21.

2. A professional indemnity insurance/cash or surety bond in the amount of Twenty Thousand Pesos (P20,000.00) issued by a bonding company in good standing with insurance commission;

3.Certificate of Membership in Good Standing issued by the Philippines Institute of Real Estate Service Practitioners, Inc. (PhilRES)

Article: Ayala Land to launch 78 projects worth P142-B in 2014

MANILA, Philippines - Property giant Ayala Land Inc. (ALI) is planning to launch this year 78 new projects with an estimated value of P142 billion.

ALI said it is planning to launch 30,000 units across all residential brands in 2014. Last year, ALI's five residential brands launched 28,482 units worth P108 billion.

ALI is setting aside P70 billion in capital expenditures in 2014, mostly for the completion of ongoing developments and new launches. This is higher than the P66.26 billion in capital expenditures it spent in 2013.

"The Company continued to take advantage of favorable market conditions with its successive fund raising activities, ranging from the two equity top-up placements made over the last two years and the series of bond offerings which were all successfully priced and executed,” said ALI Chief Finance Officer Jaime E. Ysmael in a statement.

"These enabled ALI to fund its aggressive capex program which allowed it to secure strategic landbank positions in key growth centers and support business expansion."

Meanwhile, Ayala Land said its profits surged 30% to P11.74 billion in 2013, as it continued to report strong sales of its various residential brands.

ALI reported its consolidated revenues hit P81.52 billion in 2013, 36% higher than the previous year. The bulk of revenues came from real estate, which jumped 40% to P76.34 billion.

"Strong growth by each of our business lines showed good execution of the growth strategy with the increased delivery of new products in new geographies... Market acceptance of the products was enhanced by their presence in our integrated mixed use communities across the country and the strong ALI brand," ALI president and CEO Tony Aquino said.

ALI said property development, which includes the sale of residential lots and units, office spaces, as well as commercial and industrial lots, posted 51% higher revenues of P51.96 billion in 2013.

Revenues from residential segment jumped 32% to P41.99 billion in 2013, on the back of solid bookings and steady project launches across brands such as Ayala Land Premier, Alveo, Avida, Amaia and BellaVita.

In 2013, sales take-up value hit a record of P91.93 billion, equivalent to an average monthly sales take-up of P7.66 billion, an all-time high and 18% higher than the P6.47 billion average last year.

ALI said revenues from the sale of commercial and industrial lots surged 256% to P8.80 billion last year, due to sale of lots in NUVALI and Arca South.

Commercial leasing revenues, which includes shopping centers, office leasing, and hotels and resorts, rose 21% to P18 billion in 2013.

Ayala Land Inc. (ALI)'s Php 65-billion, 29.1-hectare Vertis North project will be built near the Trinoma complex at the North Triangle, in Quezon City's latest central business district. Vertis North will be a mixed-use development with a broad range of offices, retail, hotel, and residential developments.
Phase 1, a Php 12 billion-investment, will mark the development of its office, retail, and hotel components within a 7-hectare land area; this is expected to be completed in the next three to four years. This initial phase will raise a total gross floor area of 220,000 square meters, while generating close to 200,000 jobs during its entire development phase, 35,000 of which will be filled during the development stage of Phase 1.
ayalaspreads3Vertis North is at the most accessible central business district, strategically located at the northern tip of Quezon City as it is the convergence point of commuter rail lines and three major road arteries, particularly EDSA, Mindanao Avenue, and North Avenue. It also serves as the gateway to the North given its connection to the North Luzon Expressway (NLEx).
 
ALI is mulling the possibility of building an integrated transport system (ITS) terminal at Vertis North, to be patterned after the Seoul Express Bus Terminal in Gangnam district.
 
Transportation Secretary Joseph Emilio Abaya said Ayala is likely to submit an unsolicited proposal for the ITS project to be built near the Trinoma mall. The Seoul Express Bus Terminal, located in Gangnam, is the main bus terminal in the South Korean capital. Passengers can buy tickets with designated seat numbers, while the departure and arrival of buses are synchronized. The bus terminal is also linked to the Seoul subway.
 
ALI's expansion of the UP-Ayala TechnoHub towards Central Avenue, will see the construction of three more office buildings catering to technology-based businesses. One of the buildings will house the expanded operations of Manulife, the other two are for lease.
 
Ayala Land also highlights its thrust towards building sustainable, eco-efficient developments by utilizing the latest in storm water management technology in Vertis North, and eventually in all its future urban development projects. "In Vertis North, as in all other Ayala Land developments, we make sure that we do not contribute to the problem further by actively reducing the occurrence of flooding," explains ALI President Antonino Aquino. "Ayala Land has a very high regard towards promoting urban sustainability, and one way to achieve this is through technologies and innovations that address environmental concerns for extended periods of time.”
 
Mixed-use plus heritage conservation at E. Rodriguez Avenue
Ayala Land is also set to develop the 6.7-hectare property along E. Rodriguez Avenue and near Jacinto Street into a residential-commercial community. It will have a 1.4 hectare Grand Lawn, flanked by residential towers on 2 hectares and a mall on the other side. The project is set to begin construction on March 2013.
 
Fairview Terraces is mixed-use development around parks
Soon to be completed is the Fairview Terraces, a project at the junction of Regalado Ave. and Quirino Highway. It is a 65,000 sqm Regional Mall and a 10,000 sqm BPO office component. The main anchor will be Puregold, and its concept will be similar to Greenbelt in Makati, where there is a huge area dedicated to parks, around which the commercial establishments will be put up.

An upcoming project is UP Town, along Katipunan Ave, which will be a low-rise commercial area with a BPO component. Phase1, which will be completed in 2013, will be dedicated to retail establishments. Phase 2 will be completed on the second quarter of 2014. The project will yield a gross leasable area of 66,680 sqm and 88,560 gross floor area. The project presents a good opportunity to service the needs of the students, office workers and residents in the immediate vicinity. ALI won the bid for this P3-billion, 7.4-hectare UP-IS property development under a 25-year lease contract.

These are in addition to Avida Towers, a 5-tower residential condominium in New Manila, Quezon City. Tower 5, which will be located right along Bonny Serrano, is a co-venture of ALI with Diamond Motor Corp. ALI will lease out commercial units for convenience stores, banks, laundry shops and similar consumer-oriented establishments at the front portion of Avida Towers. The Legacy at Montgomery Place, along E. Rodriguez Sr. Avenue, are single detached houses in a masterplanned community, with green architectural features.

MANILA, Philippines - Property developer Avida Land Corp. expects to generate sales of at least P3.8 billion in the second tower in Vertis North, mixed-used development of its mother unit in Quezon City.

The company launched its second tower called Avida Towers Vita, five months after the first tower was announced.

The third tower is set to be announced by the end of the fourth quarter or by early next year, officials said.

Avida is the first of the many Ayala Land Inc. developments in the 30-hectare Vertis North, situated near the North Avenue station of the Metro Rail Transit Line 3.

The second tower is expected to have a total of 1,907 units, with spaces ranging between 22 square meters to 56 sq m.

Prices now run between P2 million and P7 million, an increase from its introductory price of P1.8 million to P6 million.

Ayala Land wants the Vertis area to be a business district in the northern part of Metro Manila.
